ANNUAL OWNER'S MEETING

Meeting Date: Saturday, July 19, 2025 at 10:00 AM
Location: Frank Brown Park Community Center
This meeting is held annually and is open to all members. The annual meeting serves to address the “big-picture issues” of the HOA – new board members are elected and upcoming capital projects are announced.
Notice of Agenda will be mailed to Members of the HOA at least 15 days before and posted at the mailbox kiosks on the property. Meeting Minutes can be obtained by contacting our management company.

These meetings of the board of directors are for HOA business and is open to all members to attend in person or join via Zoom if offered.
See Article VI of Exhibit C for details regarding Meetings of Directors.
Notice of Agenda will be posted at the mailbox kiosks at least 48 hours in advance of a meeting, except in emergency. Meeting Minutes can be obtained by contacting our management company.
Procedures for Board Meetings. Before the board conducts the business part of the meeting, Members will have the opportunity to speak about agenda items. Members will be allowed 3 minutes to ask questions or comment. Once members have had a chance to speak, the board will continue with the order of business and may respond as those items come up on the agenda.
Meetings of ARC
The Architectural Review Committee must review all plans, materials, paint colors, roof colors, plant types, etc. for every proposed property improvement (architectural or landscape) project before work can commence.
The ARC reviews application forms and all related documents to assure plans agree with the ARC Guidelines and Whisper Dunes Covenants and Restrictions at a duly noticed meeting the 4th Wednesday of each month at 5:00PM During the busy season, April thru July/Aug, the committee may also meet on the 2nd Wednesday to accommodate the amount of requests submitted. November and December meetings will be on the 3rd Wednesday of those months to avoid holidays.
Agendas are posted at both mailbox kiosks 48 hours in advance of the meeting. Whisper Dunes HOA members may attend ARC meetings in person or by using the information below. Meeting Minutes are shared with homeowners on the Rizzetta portal.

The Violations Committee meets periodically to determine whether to confirm or reject fines or suspensions levied by the Board.
